PROGRAM:
    Seven-story residential addition over existing three-story mixed-use building

CONCEPT:
   Located on small (30’x50’) lot residential tower overhangs above the existing building in front of it, solving otherwise impossible task to build on lot having NO required access to the street. All new proposed apartments have balconies overseeing low-density area and Atlantic Ocean. Upper duplex with penthouse has terraces having view to Manhattan and Atlantic Ocean.
